Terms and Conditions

1. THE CONTRACT
1.1 The contract entered into is between Ashton Holiday Cottages: Sara Vincent (The Owner) and the person completion and sending the Booking Form (the Hirer). The contract is not effective until the required payment has been received and confirmation sent from the Owner to the Hirer.

2. BOOKING
2.1 Bookings cannot be accepted from:
a. Persons under the age of 18 years.
b. Parties where the majority of members are under 18 years
(except families or supervised groups).
2.2 The number of persons occupying a property must not exceed the maximum agreed by the Hirer and Owner.
2.3 The Owner reserves the right to decline any booking or refuse to hand over a key to any persons who has not complied with the booking conditions.

3. RESERVATIONS
3.1 Provisional reservations can be accepted by telephone, fax or e-mail and must be confirmed within 7 days (UK) by the arrival of the required non-returnable deposit. Unconfirmed reservations will be cancelled after 7 (or 10) days without further reference.
3.2 To secure a reservation:
a. Complete all parts of the booking form.
b. Send the completed form by post, fax or e-mail and arrange payment of 30% of the total cost of the holiday. This deposit is non-returnable.
c. Pay the balance of the cost 42 days (6 weeks) before the holiday is due to start. Reminders are not normally sent out.
3.3 If the balance is not received within the time specified the Owner reserves the right to cancel the booking and retain the deposit.
3.4 Bookings made within four weeks of the start of the holiday require full payment within 7 (or 10) days of the provisional booking unless alternative arrangements are agreed with the Owner.
3.5 Payment for bookings can be made by postal order or a cheque drawn on a London bank payable in sterling to Mrs A Ribi. The
person making payment shall be responsible for all charges incurred in making the payment.

4. CANCELLATION
4 In the event of cancellation by the Hirer the Owner will endeavour to re-let the property and if successful may refund any monies paid less the deposit that is non-returnable.

5. INSURANCE
5.1 It is strongly recommended that you arrange appropriate insurance cover.

6. BOOKING ALTERATIONS
6.1 Any change in holiday dates will be subject to the agreement of the Owner.
6.2 If for reasons beyond her control the Owner has to cancel arrangements made for the Hirer, the Owner will return to the Hirer any monies paid, whereupon the Owner’s liability will cease.

7. DAMAGE, LOSS AND NUISANCE
7.1 The Hirer agrees:
a. THERE WILL BE NO SMOKING IN THE COTTAGE AT ANY TIME
b. That the supervision of any adult requiring care, remains the responsibility of the Hirer at all times.
c.. To be responsible for leaving the accommodation in good order and clean condition, otherwise a cleaning charge will be levied.
d. To pay for any damage or loss however caused, excluding reasonable wear and tear incurred during occupation.
e. Not to cause nuisance or annoyance to occupants of adjacent cottage.
f. To allow reasonable access to the property by the Owner, or the Owners employees, if deemed necessary by the Owner.
If in the opinion of the Owner any person is not suitable to continue their occupation of the property because of unreasonable behaviour including smoking in the building, damage or nuisance to other parties, the contract may be discharged and the Owner may repossess the property immediately. The Hirer will remain liable for the whole cost of hire and no refund shall be due.

8. OCCUPANCY
Occupancy shall be from 4 PM (1600 hours) on the day of arrival to 10 AM (1000 hours) on the day of departure, unless special arrangements have been made. You are asked to respect this. This condition is to allow for the highest standards of cleanliness to be maintained.

9. PETS
Sorry, pets not accepted.

10. DESCRIPTIONS
10.1 Whilst the Owner makes every effort to ensure the accuracy of property descriptions, these are inevitably subjective and are for guidance only. If there are any points of particular importance please contact the Owner to clarify information.
10.2 Whilst the Owner has taken all responsible steps to ensure that the information contained in all brochures, tariffs, leaflets and advertisements are accurate the Owner reserves the right to alter, substitute or withdraw any services, facilities or amenities.

11. LIABILITY
11.1 The Owner cannot accept responsibility for any material loss, damage, additional expense or inconvenience directly caused by or arising out of the property, its plumbing, electrical equipment or otherwise, or exceptional weather. Neither can any responsibility be accepted for loss or damage of property, vehicles or vehicle contents belonging to the Hirer or any member of the party during their occupancy.

12. COMPLAINTS
12.1 If in the opinion of the Hirer there are grounds for complaint, it is the duty of the Hirer to take it up with the Owner as soon as possible and in any event before departure to allow remedial action to be taken.
12.2 It is specifically agreed that failure by the Hirer to notify the Owner of any complaint in accordance with the time-scale set out in clause 12.1 will entitle the Owner to refuse to entertain the complaint, irrespective of its merits.
12.3 ‘As a participant in the VisitBritain Quality Assurance scheme, the Owner has undertaken to observe the VisitBritain code of conduct. In the event of an unresolved complaint, the Owner reserves the right to refer the matter to them
for arbitration.’

13. WAIVER AND LEGAL PROVISIONS
13.1 The failure of the Owner to enforce or exercise, at any time, or for any period of time, any term of, or any right pursuant to this Agreement does not constitute and shall not be construed as a waiver of such term or right.
13.2 The Law of England governs the construction, validity and performance of this Agreement and the parties submit to the jurisdiction of the English Courts. The Hirer agrees that the Contract with the Owner is made at the Owners premises and that any proceedings between the parties shall be conducted in the County Court nearest to the Owner.
13.3 Clause headings are for convenience only and do not form part of or affect the interpretation of this Agreement.

 

Access Statement

Introduction

Ashton Cottages were transformed from milking parlours to two self-contained holiday homes that sit in the grounds of  New House Farm. These cottages are on one level.

Pre-Arrival

• We have our own website that offers information on our cottages and the surrounding area
• Bookings/enquiries can be made directly from website via email, or via telephone or by letter
• All guests are provided with written directions to the cottages
• The nearest bus stop is in Wedmore 1 mile
• Highbridge is the nearest train station 25 minutes drive
• The nearest RADAR toilet is in Wedmore village opposite The Borough Mall 1 mile
• We do have some local taxis services available
• The access statement is available on our website and in the ‘Welcome Folder’ in each cottage.

Arrival & Car Parking Facilities

• There is parking for two cars directly outside each cottage 4.5m to gate
• Car parking is gravelled and on a slight slope
• The entrance into the shingled gardens has a 10cm step down, and the gate being 85cm wide
• Gardens are shingled with stepping-stones leading to the front main entrance, gate to main entrance 8.7m

Main Entrance & Reception

• The entrance has a step over of 9cm high and 10cm wide
• The key for this door is issued to our quests on arrival, the key hole being 86cm high
• The front main entrance door is 84cm wide and 210cm high (from shingled ground), cottage 1 door hinged to the left with light switch to the left and cottage 2 hinged to the right with light switch to the right
• Each cottage has a small mat on the inside of the main door which is rubber backed
• The front main door opens into the kitchen with the light switch on your left in cottage 1 and on the right in cottage 2

• The dining room is open plan with the lounge and kitchen
• Circular table with central legs coming down and out, table height 73cm
• There is one three seater sofa and one matching chair in cottage 1, and a three seater sofa and a two-seater matching sofa in cottage 2
• A  TV with remote control and DVD player that plays CD’s sits on a pine cabinet
• A round table height 65cm sits in between the two sofa’s in cottage one and two round tables height 62cm site one end of the three seater sofa and the other one sits in between the two sofa’s with a lamp light
• Flooring is a beige short pile carpet

• There is no separate laundry but there is a standard size washing machine in the kitchen

• Three draw pine units height  cm on each side of the bed with lamp lights and one alarm clock

• Bed heights 53cm against the walls on both sides, space in between the bed is 26cm
• Pine cabinet 63cm high in between beds which holds a lamp light
• Space in front of beds (before fitted wardrobe) is 110cm

• Flooring is a beige short pile carpet
• All bedding is cotton or percale with non feather pillows and quilts

COTTAGE 2 DOUBLE BEDROOM
• Door 74cm wide & 96cm high leading off of open plan lounge
• 4.6 double bed open-ended
• Three draw pine cabinets 56cm high on both sides of the bed with lamp lights and an alarm clock
• Light switch on right hand side
• All bedding is cotton or percale with non feather pillows and quilts
• Free standing double wardrobe with a long mirror next to it and a round table height 63cm
• Space between beds and walls are 49cm and space in front of bed is 216cm

COTTAGE 2 TWIN BEDROOM
• Door leading from hall way is 74cm wide x 96cm high
• Two single pine beds
• Bed heights 53cm against the walls on both sides, space in between the beds is 26cm
• Pine cabinet 63cm high in between beds which hold a lamp light
• Free standing chest of draws 93cm high with a mirror above
• Flooring is a short pile beige carpet
• All bed linen is cotton or percale with non feather pillows and quilts

• Fridge is under work surface with a 4* ice box, height of the top shelve is 28cm and 45cm
• The kitchen is lit by a set of three spot lights
• A microwave sits on the work surface as does the toaster and kettle
• Floor space in kitchen is 210cm x 207cm
• Full range of cupboards under and above work units
• Glasses, cups and saucers are in wall units and knife, folks and spoons, plates and sauce pans are in draws in the lower units

• These gardens are of a Mediterranean style with small shingle, and lots of mature shrubs and plants
• Stepping stone form a path to and from the cottage

Additional Information

• A welcome folder is stored in a draw below the TV cabinet
• We do not accept pets at Ashton Cottages
• Our cottages are non smoking, but you are welcome to smoke outside
